Steam Upgrades

Steam Heating Upgrade Services in NYC

There are many New York City buildings heated by an 112old steam system and how much money you can save with a steam heating upgrade depends on a few things.   Some of those determining factors are; the buildings size, age, heating load requirement, available fuel types, the type, type & condition of the pipes within the walls and not least your budget.

For single family homes, brown stones, and small multifamily buildings there are dozens of possible manufactures of steam equipment in your boiler room.  For those smaller older steam heating systems the best thing to do is replace the boiler, and if possible (the budget allows), converting the steam system to hot water- Hydronic will result in the largest savings.  Hydronic (hot water) systems are compatible with high-efficiency products systems.  For more info on residential hydronic heating products please visit our other site

If you have a building with 30 units or more it likely has a medium-large cast iron boilers called a “field fabricated” or “site built” boiler, also called “scotch marine” boilers.

We can help your large steam heating system become more efficient in the following ways:

  • Installation of New Vacuum Condensate Systems
  • Replacement of Radiator Traps
  • Correction of Piping And Venting Flaws On Steam Distribution Piping
  • Installation of Control Systems
  • Replacement of Float & Thermostatic Traps
  • Heat Recovery Systems
  • Condensate Recovery Systems

New and old steam equipment works under the same principle. (Steam rises, then cools, condenses and the vapor falls back to the boiler room.)  Pretty simple concept.  Working on steam systems is anything but simple, just finding a qualified mechanical company to working on commercial steam heating systems in NYC can be challenging (learn why)

Why stem heating upgrades are so important.   Steam systems require water  boiled at 212 degrees to get steam and around 220-250 degrees to get up a 15 story building.  Therefore, steam systems use a lot of energy just getting the water up to the needed temperature.   Steam systems use more energy than hot water or “hydronic” systems which only require 160-170 degree water.

Saving money, while still running on the current steam you have is accomplished by correcting piping mistakes, improving steam traps, adding a boiler economizers.  Other ways are; splitting off the domestic hot water demands, adding boiler feed tank & other types of heat recovery systems to system.

DunkriksteamboilersRemoving the current old, over sized site built boiler in your boiler room and going back with new, modern, smaller more efficient equipment linked together is a one direction way to go.   A few manufactures have redesigned the med-large field fabricated boilers, similar to the common “old fashion” field fabricated boilers, but now boast of high-efficiency levels.

No such thing as high-efficiency steam?  Some engineers and plumbers say “there is no such thing as high-efficiency steam” but that simply is not true.  (learn more)

Steam heating systems in NYC can be very temperamental. Don’t waste money keeping an old dying system in service.  (learn why)

The Advantages of Steam Heat
Steam and hot-water heating systems have few moving parts, making them more reliable and durable if properly maintained often more reliable than newer, more complicated heating systems.

109Boiler Systems Operation
In steam heating systems, a boiler heats water by means of a gas or oil-fired burner and turns it into steam. The steam travels through pipes to radiators or collectors, which give off heat and warm the room. As the steam cools, it condenses back into water, and returns to the boiler to be heated again.    Note:  Over time feed and return lines carrying the steam and water vapor can and will deteriorate and must be inspected before a new steam boiler is installed.  Major “pipe blow outs” within the walls can take place if you don’t check for weak & worn pipes while the system is down.

Steam Heating Systems Maintenance

While one of the advantages of boiler systems is their long life, these systems should still be serviced no less than annually to ensure trouble-free operation.  H.E.A.T’s mechanical service contractors offer:

  • Check the safety valve, and pressure or water level gauge;
  • Check the controls;
  • Inspect & adjust the burner
  • Inspect the chimney & flues for possible blockages or leaks;
  • Check low water cut-off & automatic water feeder;
  • Check the air valves to regulate the heat;
  • Make any and all necessary repairs;
  • Overlook the electrical, systems controls.

Using the latest state-of-the-art equipment and methods, we apply a comprehensive and meticulous approach to retrofitting to ensure your heating system’s efficiency and safety.

For over 20 years, our company has installed, serviced and have steam boiler upgrades down to a tee.  A new boiler offers environmental and safety advantages. Using less fuel and producing fewer toxic by-products of combustion, new boilers reduce the risk of carbon monoxide exposure within the home or business, and contribute to a cleaner external environment for us all.
