Everyone knows it’s a great time to switch to clean, efficient natural gas, and Con Edison is a great partner ready to help you with the supply feed line your building needs but there are two Major areas of preparation every building needs before one bolt is turned.

A) Con Edison Application-
Before you submit an application for gas service, Con Ed encourages you to figure out the property’s internal conversion costs from a licensed professional like myself (Jay Sullivan) This reference guide provided by EDF, (environmental defense fund) may help you understand the process and assess your options and potential cost savings.
If you decide natural gas is right for you, Con Edison recommends that you have a licensed professional or qualified engineering firm submit your application for gas service on your behalf.
- Your property’s block and lot number
- Your point-of-entry (POE)
- Existing oil type (2, 4, or 6)
- Your oil consumption from the previous 24 months
- Existing, additional, and total gas load in cubic feet per hour (CFH)
- The type of service you will require (firm, interruptible, or both)
After your application has been submitted, you will receive an acknowledgement letter from Con Ed, detailing the next steps in the process. We are also sure to use the provided case number when making inquiries about your application.

B) Plumbing/ trades quotes for the completed job.
This is the information you need to figure out true costs, and calculate the return on your investment from the entire scope of work within your building. Remember Con Ed only brings the gas supply line a couple feet in the building and gas fitters need to take care of the rest and plumbers make the upgrades or changes to your heating system.
1) Call gas company. I mentioned this in great detail above this section within (section A.) First thing before you do anything else is call your current or potential gas provider. Find out if gas is available in your area and how long it will take to get the service into your building. The gas company will assign you and the building your calling about a representative, write this persons name & extension # down and keep it in a safe place. We will be calling this person many times throughout the job process.
2) Locate Professional Help from an energy consultant like myself. 800-524-4280 ask for Jay Sullivan. My job as an energy consultant is to help you with every step of the process from engineering, heat loss calculations, equipment selection, to getting equipment & labor quotes as well as help you negotiate prices with contractors. 
3) The Meeting- vist 1- We meet and discuss your goals for the building, and we walk around the basement so I can check the current heating system and see what kind of piping is within the walls of the building.
3) Heat Loss-visit 2- Our NYSERDA certified engineers are experienced with commercial & high density buildings. They perform a heat loss, which is a series of calculations that determine how many BTU’s of heat the building truly requires. Remember all old boilers were over sized, and the new replacement will likely be (should be) a good deal smaller.

A professional heat loss ensures you save as much money as
possible and that’s what this entire investment is about. Do not cut corners by skipping a heat loss, it will cost you tens- to hundreds of thousands of dollars in over sized equipment and a life time of fuel wasted. Not to mention the city will not (quickly) approve heating upgrades without the proper engineering and certification from a qualified NYSERDA member.
4) Equipment selection. From temporary heating systems, burner replacement
options, complete new boiler installations, chimney liners, and high efficiency heating options means there is a mountain of information to go through. At this step your energy consultant (Jay Sullivan) and the engineers will have created a “short list” of all the conventional and high efficiency options that are appropriate for you building and the goals you want to achieve, as well as organize the material for presentation. We discuss the benefits and draw backs and rough prices so you can make an educated decision on the equipment you want.
5) Contractor walk through. It’s time to get the tradesmen in the building. Plumbers,
pipe fitters, boiler builders, electricians, the chimney liner, oil tank cleaners, we need a ton of estimates in order to make sure we get the right prices on every aspect of the job. The contracting companies chosen depends on the size and requirements of the jobs. Bids are open to all qualified contractors but the high efficiency heating options (anything over 90+% efficient) we recommend specific qualified contractors we know and have worked with in the past.

High efficiency heating equipment has very specific installation requirements and the contractors we work on a regular basis have all have proven themselves. For very large heating applications (10M+ BTU’s) we work with 3 of the biggest on site boiler manufactures in the greater NYC area.
6) Quotes submission. After equipment selection I send a text message, email or call all the contractors, let them know the equipment we selected and tell them to submit quotes for the labor portion of the job, and my office begins fills with quotes. Here I also call plumbing suppliers in and get quotes for the rough materials necessary for the job. At this point I have multiple quotes for every single aspect of the oil to gas conversion.
7) Quote Presentation. I present you with all the quotes and information you need to make an educated decision, sit back and give you all the time you need to make an educated decision. As well as answer any phone calls, text messages or emails you may have.
8, 9, 10—> Now that we have the plan it’s time to begin! You need an energy consultant with you for every step of the process from here on out to getting architects draw up blueprints, temporary heating system, DOT permits, EPA signatures, expediting services and choosing an escrow account & lawyers….. Believe it, there is literally hundreds of hours that goes into into an oil-to-gas conversion for commercial buildings in NYC, and historic or “landmark” Manhattan buildings take even longer.
